Deals despite uncertainty

UNCERTAINTY in the property market is never a good thing and we’ve had to withstand a significant amount of it over the past couple of years.

While the market has been steadily improving in general over the past few years, the referendum last year, and the Brexit negotiations that followed caused some to become more cautious about business decisions. Add to this the calling of a snap election and that is inevitably going to have an effect on local firms and the local property market.

It seems that politicians don’t necessarily appreciate the effect that this uncertainty has on local communities, where people remain committed to their businesses and deals are still happening and people are still prepared to take some risks, despite what might be happening in the political world.

Hopefully, after this month things will begin to settle down a little and the market can continue to strengthen.

This month we can report the letting of Unit 2 in City Buildings, Fish Street in Northampton town centre – a Grade II listed building that has been let to Brooklyn Pizza, while Antony Recruitment has taken space at Mobbs Miller House on Christchurch Road in Northampton.

New to the market is 102A Abington Street, which offers 10,000 square feet of prime town centre space over two floors. Interest has already been good for the property, which includes a 5,000 square feet ground floor retail space, and ancillary space on the lower ground floor for storage. There is also private parking and a rear service area with loading bays. This property is available to let at an initial rent of £70,000 per annum exclusive.

Also on Abington Street, we have a shop unit with offices and store rooms above that is now on the market for sale at £475,000. The property comprises a 1,508 square foot sales area as well as 446 square feet on the first floor and 256 square feet on the second floor. The property is in a prime location close to Sports Direct, TSB and Marks and Spencer.

On Wellingborough Road, the neighbouring retail spaces of 334 and 336 are both available to let. Number 336 is a ground floor shop that has been in use as a dry cleaners and would suit a variety of uses, while Number 334 is a takeaway premises that enjoys heavy footfall throughout the day. Both are available on a new lease at a rent of £15,000 per annum.
