Moving at twice the pace

NORTHAMPTONSHIRE is bucking the trend with latest findings showing a year-on-year increase of 9.1 per cent in house prices – twice the pace of the national average.

This mini property boom, which puts the county as one of the hottest markets in England, has been helped by people living in London and the south of England looking north for more reasonably priced homes.

Carl Davis, a partner at Nigel Davis Property Services, the Wellingborough-based independent letting specialists, believes Northamptonshire’s popularity is positive for those looking for a long-term investment in properties.

“It is generally recognised that there are real benefits for those who want to invest in bricks and mortar,” said Carl. “What is clear now is that while there have been additional financial pressures on buy-to-let landlords there are now fresh opportunities for those opting for a property in Northamptonshire.”

The findings in the survey undertaken by RightMove show that the Northamptonshire’s rise to the top hot spot is aided by its access to London and its affordability compared to the capital.

Carl said: “The buy-to-let market has stayed reasonably buoyant in this area, even when other parts of the country have suffered. The rail links to London and other areas like Milton Keynes, where prices are higher, are real benefits.

“This means investors who buy properties to let are still managing to find a five per cent return with even more for HMOs, house of multiple occupancy.

“Understandably individuals might be nervous about making a move into the buy-to-let sector but whatever the future holds there will always be people looking to rent good quality homes.
