Brownfield is key to maximising urban sites

BROWNFIELD redevelopment is a significant cornerstone in ensuring longevity and maximisation of urban sites, particularly given the growing scarcity of high quality, ‘oven-ready’ development opportunities within the region.

Utilisation of existing brownfield land reduces urban sprawl and mitigates the need to develop on greenfield or greenbelt land, a course that has been strongly supported by a national emphasis on the use of previously developed land.

These sites are often well located around existing infrastructure and represent some exceedingly good opportunities for the right investor or developer.

In Northampton, the brownfield site off Edgar Mobbs Way provides a perfect demonstration of the potential to repurpose this kind of land.

Just a mile from the centre of Northampton, the 5.7-acre site is currently used for temporary overspill car parking by Northampton Football Club, but is surrounded by amenities and offers quick and convenient access to the national motorway network, via the nearby A5123 which connects to the M1.

Although its position within the Northampton Waterside Enterprise Zone makes it appealing for commercial developers and occupiers, Northampton Borough Council has made it clear that it will receive applications for any suitable uses. This demonstrates a willingness to look positively at a wide range of potential uses to fit with market demand.

Further utilisation of well located, cleared brownfield sites such as this can be of significant benefit to the ongoing success of towns such as Northampton, boosting both economic and employment potential.
