Town centre opportunities

A NUMBER of opportunities to acquire retail and office space in Northampton town centre have been brought to the market by Hadlands Chartered Surveyors.

Premises in a prominent corner position on Abington Street, close to Marks and Spencer and Tesco and free parking bays, are available to let on a new lease. The property, which enjoys heavy footfall throughout the day and at night, comprises a 520 square foot ground floor retail space along with a substantial basement of 541 square feet.

The asking rent is £35,000 per annum on a term of years to be agreed.

On St Giles Street, a former convenience store and off-licence has been made available to let by its new owners. The retail unit, on the street voted High Street of the Year 2015, is close to the new university campus, which will see 15,000 students moving close by in the near future.

The 579 square foot unit is suitable for a variety of uses subject to planning and is available on a new lease at £17,500 per annum.

A number of office suites ranging from just over 650 square feet to 2,000 square feet area available on Sheep Street, close to the town centre and within a short walking distance of the bus and railway stations.

Elsewhere in the county, Hadlands is offering retail premises of 1,323 square feet on High Street, Irthlingborough for sale at £195,000. Enjoying a prominent position next door to Tesco Express, the property is likely to be of interest to property developers and owner-occupiers, with the upper floor being suitable for residential conversion, subject to planning.

Office space in the rural development at West Haddon Grange is available to let on a new lease at £14,000 per annum. The Granary is 873 square feet of barn conversion offices with high-speed internet connectivity, on-site car parking and no business rates for qualifying small businesses.

Just over the county border in the town of Buckingham, The Oddfellows Hall has become available. The Victorian assembly hall is capable of accommodating 100 people and is presently a place of worship. It has D1 planning permission, which allows uses such as a clinic, nursery, health centre or gallery.

It is also thought that the building would be suitable for conversion into student accommodation to serve the nearby University of Buckingham, subject to the relevant planning approval.
