Diversity and risk are key considerations in commercial property investment

A MULTI-million-pound commercial property has been secured by Berrys on behalf of an investment client.

“Working closely with the client, we were able to identify an off market opportunity, which met the client’s requirements”, said Simon Parsons, Head of Commercial Agency for Berrys.

The strategy is to diversify and create more risk-averse income streams on behalf of the investor and the office sector has continued to catch up on the more attractive warehouse and industrial sector.

“Recognising these requirements, we were able to identify a suitable opportunity in the right area,” he said.

The asset is a modern office building located on a major road network, where the tenant has co-invested into the property by carrying out an extensive refurbishment programme. These improvements and upgrades provide a modern and attractive working environment which has resulted in the tenant consolidating their headquarters to the location.

“The investment meets the objective to spread capital across all asset classes and our client will manage the property internally, providing a diverse and higher quality asset to those employees working with asset management,” said Simon.
