Development programme leads to significant investment across the region.

HAMPTON Brook has continued its programme of development throughout the region with six prime schemes that deliver significant inward investment into the County and provide local companies with expansion opportunities.

Earlier this year, a 103,000 sq ft logistics and distribution warehouse was speculatively developed at Thrapston by Hampton Brook and then pre-let, prior to completion of the building, to simplehuman; the privately owned designer and manufacturer of kitchen, bath and beauty tools. Whilst Hampton Brook had commenced construction on a speculative basis – a mark of its confidence in the Northamptonshire distribution market and in response to the increasing demand for quality warehouse space – simplehuman’s extensive search of the Midlands quickly identified the scheme as a preferred location for a new distribution centre to service the European market.

Construction is well advanced to deliver two production/warehouse units in Desborough, which will provide local jobs for local people. The largest facility at Magnetic Park is for Dunkelman & Son Limited, which designs, manufactures and distributes shoe care accessories under the Dasco brand. Initial construction is for a 40,650 sq ft building that will provide the company with a bespoke solution to accommodate its specialist needs, but also allowing an area for future expansion as the business continues to develop and grow. A further 27,000 sq ft facility on a 2.15-acre plot is simultaneously under construction for Partridges UK, which again offers a future proof solution for business growth. The family run and owned company will relocate its print, warehousing, mailing services and fulfilment activities to the town early 2018 and will look to increase its number of employees by at least 20.

Dunkelman & Son and Patridges UK join existing occupiers within the Magnetic Park scheme; Great Bear Distribution, O.Kay Engineering and Jacaranda Carpets. Magnetic Park also offers further opportunities for buildings from 30,000 sq ft up to 65,000 sq ft.

Hampton Brook is promoting a rare development opportunity in Towcester that could offer a highly visible facility, such as an anchor for the automotive industry, which has long been recognised in Northamptonshire as a driver of the local economy in terms of jobs and value added, as well as inward investment. Forward funding to deliver a flagship Logistics Park – adjacent to Junction 16 of the M1 motorway – has just been secured by Hampton Brook, which could bring a further 3,000 new jobs and significant inward investment to the county. The developer secured planning permission for the development of 1.78 million sq ft of industrial and distribution warehousing, set across a 87-acres. Hampton Brook has delivered the strategic elements of the site assembly to enable the development to commence early next year.

It is envisaged that M1dway Park will relieve some of the latent demand for space from both existing and new occupiers which is currently unfulfilled. And with its innovative, sustainable and the high-quality design will attract major regional and national employers to the site, which will undoubtedly lead to a high level of job creation. This in turn will boost investment in the region and support local economic growth.

A couple of junctions south – and crossing into Buckinghamshire – the developer is about to commence works at Kingston in Milton Keynes for the construction of a new 30,000 sq ft HQ and distribution facility, for Reiser, a leading US supplier of food processing and packaging equipment. This is a significant investment by the US parent company into the region.

Hampton Brook’s Velocity scheme at Knowlhill in Milton Keynes, which comprises of two HQ distribution facilities, is also programmed to commence in the New Year. A pre-let has just been secured for the first unit and the remaining 24,000 sq ft is available on a leasehold or freehold basis. Appointed marketing agents are Kirkby & Diamond and Louch Shacklock.
