OUR commercial property team has continued to perform strongly throughout 2017, amidst a local market which has remained stable throughout the uncertainty following the 2016 Brexit vote and 2017 snap general election.

The team’s specialism in secured lending and property finance transactions has resulted in a number of high value instructions throughout 2017, including re-finances of large property portfolios for several clients. We continue to maintain existing, and establish new, relationships with commercial lenders in the region and our position as a panel law firm for HSBC Bank plc, National Westminster Bank plc, Santander UK plc and Svenska Handelsbanken AB (publ), among others, has seen the team handle a steady flow of freehold acquisitions of properties throughout the Midlands.

We have also seen sustained confidence in the local market, with occupiers committing to long-term lettings and lease renewals. This may be due to an eagerness on the part of landlords to review their portfolios in light of the new Minimum Energy Efficiency Standards regulations that come into force early next year (which will prevent new lettings of commercial properties if certain energy efficiency measures are not met), but nevertheless shows commitment on the part of tenants to the continued occupation of property around the county.

In the residential market, we continue to act for regional and national developers in relation to the acquisition and estate set-up of numerous developments both within Northamptonshire and further afield, amid continuing demand for both luxury and affordable residential housing.
