It’s a seller’s market

LOCAL knowledge and expert advice is invaluable when you’re buying or selling your home, particularly when market conditions throw additional challenges into the process.

Coley Thomson Estate Agents in Rushden town centre, has been offering support and advice for 20 years this year, and still firmly believes that while searching for properties online certainly has its advantages, there’s nothing to beat the in depth knowledge and understanding of the area that an experienced agent can offer.

Kevin Coley, of Coley Thomson, says that the residential market is definitely performing erratically at the moment, with uncertainty surrounding Brexit encouraging people to wait and see what happens in the next few months before deciding whether or not to put their house on the market.

In true property ladder fashion, though, good properties coming to the market tend to set off a chain reaction of interested buyers putting their own homes on the market, thereby leading to more activity and more interest.

Kevin said: “It’s a strange market at the moment, possibly the most volatile and inconsistent for some time, and I think this inconsistency suggests a lot of people are waiting to see what happens in the Brexit negotiations before making a decision. It could be a little while before we see some consistency back in the housing market, but it is still my belief if a person is selling their home at the right price it will sell regardless of the market conditions.

“What it means, however, is that it is a seller’s market as there are relatively few properties to choose from, so if you’re coming to the market with a nice house in good condition, your chances of achieving the price you want are high.

“At times like this, when there is uncertainty in the market, it’s worth talking to an experienced estate agent, whether you’re buying or selling, and picking their brains about the local market conditions to get a feel for what’s happening in your area.”

Coley Thomson is based in High Street, Rushden, and covers the town itself and the surrounding villages. The team at Coley Thomson have a combined 75 years’ experience in estate agency and are happy to offer assistance to those looking to buy or sell, and offer a free valuation service. There’s also a lettings division for those looking to let a property, or who are looking to rent.
