A NEW prime logistics development is now under construction on a prominent gateway site to Brackmills Industrial Estate, Northampton, immediately adjacent to the A45.
Liberty 196 will provide a new 196,000 distribution warehouse and is being developed on a once infamous landmark of the town, the former Howard Smith Paper premises, which loomed over the entrance to Brackmills with its 30-metre high building. Demolition of the former warehouse is now complete, enabling construction to get under way for this new speculative unit.
Due for completion in early in 2019 and available for fitting out from late 2018 Liberty 196 will provide a best-in-class warehouse with 15 metre clear height, 22 dock level loading doors and four ground level doors, all accessed from secure yard areas along two elevations. In addition, there are 152 car parking spaces, another 34 for HGV, and air-conditioned offices.
Brackmills remains one of the leading distribution warehouse locations in the UK due to its central position within the country and ability to reach over 85 per cent of the UK population within a four and a half hour drive time. The estate benefits from excellent communication links and Liberty 196 has the additional benefit of being situated at the gateway to Brackmills, visible from the A45 and only 3.4 miles to Junction 15 of the M1.
The development is a joint venture between Liberty Property Trust and Equation Properties.
