Another strong year for industrial warehouse sector

COMMERCIAL property agents Budworth Hardcastle have reported another strong 12 months of transactions they have been involved with in Corby that has continued to attract inward investment from companies outside the area and prove to be beneficial to existing companies expanding within the town.

Gilbert Harvey, Director of Budworth Hardcastle, said: “The town has proved so successful over the last two years we are now in danger of being short of suitable units to offer companies in future”

On Corby’s Earlstrees Industrial Estate, Budworth Hardcastle have been involved in several sales of industrial and warehouse buildings including two buildings on Godwin Road, one being 30,000 square feet, to Emerald House Associates as part of their expansion, moving from Kettering, and Unit 5, Godwin Road, totalling approximately 26,000 square feet, to an internet company moving from Milton Keynes.

Additionally, 12a Earlstrees Road has been sold to private individuals for the occupation of Indian Hub, who sell hardwood furniture to the trade, relocating to Corby from the South East. On Corby’s Oakley Hay estate, the 12,302 square foot detached factory on Fosse Road was sold and subsequently occupied by Colour Dynamics Ltd, relocating from Telford Way in Kettering as part of their continued expansion.

There has been an equally busy time on letting of properties. On the Earlstrees Estate No. 78 totalling approximately 23,000 square feet was let to Impact Fork Trucks as part of their continued expansion and success, while the 22,000 square feet 55 Causeway Road factory unit was let to Smurfit Kappa.

Budworth Hardcastle now have units 102 and 103 Brunel Road coming available to let at the end of March totalling 44,678 square feet, but the units can be split. Additionally, Unit 8 Princewood Road is newly available either for sale or to let totalling 24,500 square feet. At Darwin Road, RCS Logistics expanded last year into a further 85,000 square feet following Smart Garden Products moving out to new premises.

Tyson and Cronin Courts are now about to be fully let with Unit 19 under offer to a local company, having earlier completed lettings of Units 1,2, and 3 Cronin Court totalling approximately 23,000 square feet to Mitchell Rubber, who are going from strength to strength, following the letting to Edstrom of 29,500 square feet refurbished building on Cronin Road.

There have been some large-scale transactions completed and announced including the letting of the 277,000 square foot Eurohub building to Wincanton and, at the Midlands Logistics Park, Eddie Stobart have committed to taking an £81.8m distribution centre totalling 844,000 square feet.

Smaller industrial units are now in very short supply. Budworth Hardcastle has just completed on the sale of the 1,500 square feet Unit 8 Kemp House to local investors, and completed two lettings of units on Priors Court of just over 1,100 square feet. At Shieling Court on the Oakley Hay Estate, Units 3 and 4, high office content industrial units completed in February to local companies and three units within the scheme are coming available starting at 2,024 square feet with a high office content and two units of 2,250 sq. ft. that can be combined.
