Creating space to support the modern economy

DESPITE the current political and economic uncertainty, demand for industrial and logistics space in the East Midlands shows no sign of slowing down as occupiers continue to reassess their workspace requirements.

Research released by property advisor Lambert Smith Hampton in March 2019 showed that demand for logistics space in the East Midlands hit a record high last year, with over 14.6 million square feet leased. Take-up of ‘big box’ logistics space – meaning units over 100,000 square feet – increased by 93 per cent year on year.

The demand has been driven in part by the rise of e-commerce, and the expectation from consumers that goods can be delivered directly to them quickly and efficiently.

To help meet this demand, SEGRO is bringing forward a major new development at SEGRO Park Kettering Gateway which will deliver up to 1.2m square feet of industrial space on completion.

The site is located alongside the A14 at Junction 10 in the heart of the Midlands’ Golden Triangle, offering easy access to the major motorways, ports, railways and airports which will enable deliveries to reach over 90 per cent of the UK population within four hours.

The development can be configured as a mix of units ranging from 50,000 square feet to 950,000 square feet. With infrastructure already in place, including a 10MW power supply, SEGRO is able to deliver the buildings at pace enabling occupiers to be operational on-site within nine months.

Occupiers at SEGRO Park Kettering Gateway will be able to draw on a substantial local workforce. There are one million addresses inside a 30-mile radius and over 61 per cent of the population of Kettering are of working age. Furthermore, with major new urban development planned to the north of the site through the Kettering East extension, and the Kettering Energy Park to the south of the town, the area is embarking on a period of major sustained growth.

SEGRO Park Kettering Gateway will be delivered to meet the needs of modern business, with buildings incorporating first-rate sustainability credentials, including carbon neutral build options, rainwater harvesting, solar thermal heating and a minimum BREEAM `Very Good’ rating.
