Speculative industrial development reaches milestone

CONSTRUCTION work at Cransley Park, a new 270,000 square foot industrial/warehouse development in Kettering has reached the half-way stage, with work on track and progressing on time for the completion of one of the region’s newest speculative schemes in just five months’ time.

The development of the new £14m business park by St Francis Group – in a joint partnership agreement with the Richardson family – began in May this year, marked by a ground breaking ceremony. The 22-acre gateway site at Junction 8 of the A14 comprises five buildings offering accommodation from 25,000 square feet to 100,000 square feet.

Gareth Williams, the Development Director at St Francis Group, said: “Cransley Park is being developed to deliver much needed new industrial warehouse accommodation into the Kettering/Northampton market. As well as offering businesses with a prime location, the high quality of the flexibly sized units cater for a range of occupier requirements.”

The units are being offered for both lease and purchase by the joint agents Prop-Search and LSH, and have been designed to a high specification to achieve the BREEAM Very Good and EPC ‘A’ rating. They feature 50K/n floor loading, 50 metre service yards, 8-10 metre eaves height, dock levellers, level access doors, car/HGV parking and integral first office accommodation. MCS Group is the main contractor for the development.

Commenting on the interest received in the scheme, Richard Baker a Director of Prop-Search, said: “The commitment from St Francis Group to build speculative on the site reflects the continued and increased demand for industrial space in the region. We are already engaging with potential occupiers and are confident that the buildings will bring significant investment and employment opportunities to the region.”
