Delivering development throughout the region

HAMPTON Brook is celebrating a number of recent successes; in the past 12 months it has completed or is on site delivering over 250,000 square feet of commercial space, across the industrial and logistics, offices and retail sector. In addition to this, it is promoting over 650 acres of strategic land across the region, creating major development schemes that support economic growth and inward investment.

Over the past few years, occupiers seeking mid-sized warehouse headquarters have suffered from a lack of readily available quality stock, leading to unsatisfied requirements. These companies, primarily in the sub 50,000 square feet size bracket, have therefore explored build-to-suit options which have also allowed them to be more focused and specific in their needs.

Hampton Brook’s emphasis on delivering premium quality buildings and its understanding of occupier’s requirements, have allowed it to provide bespoke property solutions that have worked to create efficiencies in working practices. This has also promoted and supported business growth inextricably linking to that of the occupier’s potential trading success.

Two such HQ facilities have been constructed on its already successful Magnetic Park scheme in Desborough, that have facilitated the expansion of local companies, providing local jobs for local people. Dunkelman & Son Limited, which designs, manufactures and distributes shoe care accessories under the Dasco brand, took a 40,650 square foot building to provide a bespoke solution to accommodate its specialist needs, but also allowing an area for future expansion. A further 27,000 square foot facility was simultaneously constructed for a family-run and owned company that relocated its print, warehousing, mailing services and fulfilment activities to the town.

Earlier this year, BP also opened on the Park – fronting the roundabout where Harborough Road meets Bear Way – joining other occupiers; Great Bear Distribution, O.Kay Engineering and Jacaranda Carpets. The eight-pump filling station has HGV access and is supported by an M&S Simply Food.

Hampton Brook is now developing further opportunities to allow companies to fulfil their operational requirements. Office/business space is available from 9,000 square feet to 50,000 square feet and warehouse facilities from 25,000 square feet to 60,000 square feet – with leasehold or freehold build-to-suit packages available through the appointed agent, Philip Arnold at Budworth Hardcastle.

Companies looking to the south of Northamptonshire for business space could take advantage of a key site in Towcester that is being promoted as a highly visible anchor for a wide range of occupiers – from the automotive/motorsport industry through to trade occupiers. Formula 40 can deliver a detached industrial/warehouse facility from 14,000 to 35,000 square feet – strategically located on the Tove Valley Business Park, just north of the town centre. The initial proposed specification features an impressive eight metre eaves, two-storey office and amenity block, and extensive yard and generous car parking provisions.

Hampton Brook has continued its dominance in the Midlands region, delivering further development and inward investment in neighbouring counties, including Milton Keynes and Luton.

Having recently completed a new 30,000 square foot headquarter building for the American owned company, Reiser, at Kingston in Milton Keynes at the end of last year, the company has just reached practical completion on a new 48,100 square foot industrial scheme – Velocity – at Knowlhill Milton Keynes. The largest of the two buildings, comprising some 25,400 square feet, was constructed on a pre-let basis for broadbandbuyer.com; a computer supply and distribution company which has experienced considerable growth. This subsequently led to Hampton Brook’s decision to speculatively construct the second phase of 22,700 square feet to meet the demand from businesses looking for brand new warehousing in an excellent location. This unit is now available through the appointed agents Kirkby Diamond and Louch Shacklock

With the continued expansion and investment into Luton Airport, Hampton Brook has also speculatively purchased the former Monarch Airlines office headquarters on Percival Way – adjacent to the main terminal buildings. It is now pushing ahead with its significant investment of over £3m into refurbishing the 45,000 square foot building that was constructed for the former airline in the 1990s. There are also plans to develop a further 13,000 square foot self-contained office building within the existing site and planning is due to be submitted shortly.

Once building works have been completed, the property – now named Infinity House – will deliver Grade A accommodation in suites from 11,500 square feet to 36,000 square feet. The quality of the refurbished accommodation will deliver excellent energy efficient features, together with a substantial car parking allocation of nearly 200 vehicles and electric car charging points. It is hoped that a high calibre occupier will be keen to take advantage of both the sustainable features the building has to offer and the wider transport improvements taking place at the airport. Strong interest in the leasehold opportunities available within the building have already been shown.
