The future’s bright in Wendelburie

WITH this month’s focus on Wellingborough, the timing couldn’t be better to spread positive post-Brexit news regarding the current state of the commercial property market, in relation to the historic market town of Wendelburie (to give it its Domesday Book name.).

In an economy that still has a touch of the jitters after the June referendum, Wilson Browne takes immense comfort from the surge in commercial instructions that have recently come from Wellingborough. Tom Warrender is head of the Commercial Property and Housing Teams (for those unfamiliar, the Housing Team typically looks after and advises Housing Associations and Private Landlords)at Wilson Browne Solicitors, both of which are recognised by the Legal 500 – the Who’s Who of the legal profession. Tom advises that both teams have recently overseen a number of transactions in Wellingborough and the surrounding area: a trend reflected elsewhere in the Commercial Law team, including Corporate Commercial, Employment and Commercial Litigation, all of which have seen instructions on the up.

* the subsequent seven shared ownership sales at what is now known as Carton Grove,

* other examples e.g. the sale of a Methodist Church at auction,

* various commercial lease renewals,

* acting for tenants on the purchase of the freehold of their block of flats pursuant to s5 of the Landlord and Tenant Act 1987,

* the acquisition of land in St John’s Street,

* and other work has included Option Agreements, Commercial refinance and land disposals to name but a few.”

Tom’s teams work hand in hand with Wilson Browne’s wider commercial teams: a recent example being a commercial landlord client with properties in Midland Road, Wellingborough, with a tenant with rent arrears, a dispute over rent reviews and also (moving forward) a potential new tenant. Working closely with David Farmer of the Commercial Litigation Team, Wilson Browne were able to resolve the rent review; recover substantial arrears, and are now assisting the client in considering the proposed lease assignment.

While the commercial clients may be more used to dealing with the larger Northampton and Kettering offices, Wilson Browne are always happy to meet at any of the other locations including Corby, Higham Ferrers and (of course) Wellingborough.
