Buoyant market leaves shortage of quality stock

Gilbert Harvey Director at Budworth Hardcastle said: “Kettering’s commercial property market has seen a strong level of performance and a high number of transactions across both industrial and office sectors with some notable transactions occurring to both expanding local companies and from new inward investment.” On Kettering’s Telford Way Estate Budworth Hardcastle have reported the continued expansion of Cumberland Platforms who have taken on further space totalling 16,369 sq ft and, next door, Budworth Hardcastle on behalf of their clients, Snap on Tools, sold 9,947 sq ft on Bartley Drive to I Sub. Within the Centre 2000 Scheme, Budworth Hardcastle has let Unit 5 to a local company producing herbal and natural products for animals and let Unit 10 Centre 2000 to Warren Engineering on the day after it became available. There is now only one remaining unit available within the Centre 2000 scheme to let totalling approximately 2,100 sq ft. At Henson Park on the Telford Way Industrial Estate Budworth Hardcastle have been marketing Unit 4, totalling 5,762 sq ft of industrial / warehouse space and Unit 3 totalling 3,609 sq ft, with Unit 4 currently under offer to a French company moving to Kettering and Unit 3 now let to Bays International. Close by, Unit B Saxon House totalling 15,000 sq ft was let to Indian company Sigma who have taken over the former RotaDyne business. On the Telford Way Estate Budworth Hardcastle are marketing the Greenshires building totalling 28,000 sq ft, being a detached building with a large potential power supply, and have 8 Linnell Way totalling 3,128 sq ft available to let, Unusually for this size of building, it is a detached unit with large forecourt and secure rear yard area seeking a rent of £23,000 per annum exclusive. Also on Linnell Way, Budworth Hardcastle are marketing two semi-detached units at 9 Linnell Way, totalling 8,000 sq ft with a large forecourt area, just being announced as coming onto the market and available to let. Budworth Hardcastle are also instructed on Prologis Park to the northern area of Kettering where large distribution warehouse units are available that can be built to suit occupiers requiring from 156,000 sq ft up to 370,000 sq ft. On the other side of the A6003 is the Kettering Business Park where Budworth Hardcastle, acting on behalf of clients Buccleuch Property, have been investing in further infrastructure opening up the remaining part of the 30-acre site, with the construction of Northamptonshire Police Northern Headquarters now well under way including 34,000 sq ft of Grade A offices. Budworth Hardcastle also can report that Building Services Design Consulting Engineers, which also has six further offices around the country, have chosen the Kettering Business Park for their relocation, where they have acquired a plot of land and are nearing completion on the construction of their highly innovative and energy efficient passive house standard office building. This is the first constructed in the new phase of expansion of the park and Budworth Hardcastle also report that they should be announcing a further local professional company moving onto the estate and are offering further plots for sale or can offer purpose-built options to occupiers’ requirements for sale or to let. At the Kettering Venture Park Budworth Hardcastle announced the sale of the very prestigious former Grant Thornton building in the past 12 months at Vantage House, 2700 Kettering Parkway, now occupied by Ellacotts Charted Accountants and Business Advisors who have taken this building as part of their continuing expansion with further offices in Banbury and London. Elsewhere on the Venture Park Budworth Hardcastle are acting on the Brooklands Court scheme where offices are available between 1,200 sq ft and 2,200 sq ft and one of the units is currently under offer and there will be an announcement hopefully soon. On Orion Way Budworth Hardcastle, acting on behalf of Infor, have successfully let 7,000 sq ft of the 23,000 sq ft building to national house builder McCarthy and Stone as part of their continued expansion into the region, and have also let close by the first floor offices at Aztec House to Louise Wright of LW Dance, providing dance and fitness classes. In Kettering town centre, the four-storey 20,000 sq ft offices at Clarendon House situated on Station Road was sold to a private developer following the building coming vacant. Budworth Hardcastle have just been jointly instructed on the Ise Park Telegraph House offices off Rothwell Road close to Junction 7 of the A14 that is a prestigious detached two-story building of 10,276 sq. ft. with 60 demise car parking spaces available to let immediately. It has been an extremely busy year but looking forward there is now set to be a lack of quality stock across the board for both industrial and office accommodation with Kettering’s central location on the A14 being a huge attraction for its existing companies to remain and expand and attracting new regional, national and international companies into the area.
