Pent-up demand leads to increased enquiry levels

THERE appears to be pent-up demand from occupiers looking for quality offices in the Kettering area says commercial property agent Prop-Search, as interest in the last remaining space at Brooklands Court gains momentum.

Since purchasing six office units totalling some 13,686 square feet during the last quarter, Norton Property Investments Limited has already completed the freehold sale of a 1,862 square foot building to the accountancy firm Haines Watts.

Prop-Search, which has been retained to market the available space, reports that enquiry levels have increased during the past year and more so in recent months.

Chris Billson, a Director of Prop-Search, said: “There are limited options in the marketplace for potential occupiers looking to acquire Grade A or B stock – in particular for business park and out-of-town locations. Available data indicates during the past year 17 per cent of stock has been removed from the local market, with availability rates also down by approaching seven per cent.

“Whilst speculative development to ease the industrial supply imbalance is under way, there are no plans in the immediate pipeline to elevate the ever-eroding supply of quality office space.”

Available office accommodation within Brooklands Court ranges in sizes from 893 square feet up to 5,538 square feet in combination. The offices offer high-specification accommodation with features including comfort cooling and a class-leading car parking ratio.

To assist smaller occupiers in budget planning, all-in packages are being made available on some suites. This accommodation is available to occupy on simple licence agreements at a monthly rent, which would be inclusive of service charges and utilities.
