CHARTERED Surveyors, Wells McFarlane, have achieved top industry rankings for its second year running, ranked as one of the top five Agents in the East Midlands and top three Agents in Leicestershire.

Andrew McFarlane Holt explained: “Winning the Estates Gazette Awards has been a remarkable achievement for a firm with just the one regional office.  This has been an exciting and challenging year.  A regional lack of stock has led to quicker disposals of vacant properties as Tenants have less choice and competition for premises has increased.  Transactions have taken place at a more rapid pace, with focused communication between ourselves, the Tenant, Landlord and both parties’ Solicitors being key.”

“Our transaction volumes have remained steady and we have witnessed an increase in the number of freehold commercial properties coming to market as property owners become aware of improved capital values.  We have also expanded our core geographical area of service, with recent instructions in Rugby, Coventry East and an increasing presence in Leicester.”

Wells McFarlane have also had a rebrand this year, with new-look boards already up, and a new website being launched on the 17 June 2016.  Michelle Mills, Director, commented “The new boards provide a crisper, cleaner and more modern look, whilst retaining our established and distinctive logo and colours.  Our new website has been developed to provide a more comprehensive overview of the services we provide and an improved property search function.  We felt certain key areas of our business needed to be better highlighted such as planning.   Trevor Wells, Director and Head of Development and Planning, comments: “ Over the last three years we have acted for Clients who have obtained planning permission on their land for over 1,700 houses, either through Promotion Agreements or Option Agreements, resulting in a combined land value in excess of £70 million. We currently have in excess of 1,000 acres under Option for residential development, 700 acres under Option for B1, B2 and B8 use and over 3,000,000sq ft of planning applications pending determination.  In the last year, Wells McFarlane have obtained over 50 Planning Permissions for uses including new agricultural buildings, change of use, new dwellings, building conversions and extensions, new industrial units, retrospective consents and certificates of lawful use.”

Rupert Bendell, Chartered Surveyor and Fellow of the Association of Agricultural Valuers, is working alongside Trevor Wells to spearhead and grow both Planning and Development services.

Commercial Development has also been a key area of Wells McFarlane’s focus, Trevor Wells says “Located in the Golden Triangle, Wells McFarlane are well placed to act for Landowners looking to capitalise on regional transportation links.  From small-scale farm building conversions through to light industrial units and large storage and distribution warehouses, we can advise Landowners on the best capital and rental values for development.  Our specialist Management and Agency Department provides excellent advice on current values achievable.  We have recently sold a site with 130,000sq ft of planning permission for new offices on the edge of Lutterworth, adjacent to Junction 20 of the M1.  Our in-depth local knowledge means that we are often aware of opportunities that don’t appear on the open market, so it is always worth getting in touch to let us know what you are looking for or what you are considering doing with a piece of land or a property.  Our Chartered Surveyors will work with you through each stage of the development process, from feasibility and planning to project delivery and letting or sale.”
