Major investment in business park pays dividends

SET within 16 acres of fully landscaped and well maintained grounds, Welland Business Park in Market Harborough is home to a diverse range of businesses including industrial/warehouse, trade counter, retail and office occupiers.

The business park is ideally and prominently located on Rockingham Road close to the A6 Harborough bypass and just five minutes walk from the midland mainline train station with twice-hourly trains to London St Pancras International.

Landlords Valley Way Estates are continually investing and adding value to the business park having embarked on a number of significant refurbishments and redevelopments in recent years. Units D2-D4 will range in size from 4,427 square feet to 5,994 square feet and could be combined to provide 15,590 square feet. Having been stripped back to the frame the units will be completely re-roofed and re-clad to include curtain wall glazing to the front. Internally, the properties will be fitted with ceiling mounted gas fired blower heating, lighting, new WCs and T-Points. New insulated sectional loading doors will be provided to the front with dedicated car parking for each unit.

The properties will be ready for occupation in August at rents from £31,000 per annum plus VAT and the agents are keen to hear from interested parties.
