A comfort zone for tenant heating bills

LOCAL landlords and property developers heard about a simple and effective solution to spiralling tenant heating costs at this month’s Northamptonshire Property Social at Cheyne Walk on 19 March.

The organiser of the monthly Northamptonshire Property Social events, Ausra Uzukauskaite of Amber Properties, said: “We were really pleased to welcome Anthony Cherry this month.

“It was fascinating to hear how, as landlord for his portfolio of houses in multiple occupation (HMOs), he struggled to find an efficient solution to manage tenant heating bills. His answer was so he create his own. Time:o:stat is a great product and Anthony’s practical straightforward problem-solving approach is something we can all learn from.”

Anthony Cherry told the group: “I designed the Time:o:stat to solve a problem I was having as an HMO landlord. As I offered a ‘bills included’ rental model I was essentially often paying to heat an empty house.

“My tenants weren’t motivated to regulate the central heating. They were often leaving it running full blast when nobody was home. I set about developing a solution for my personal use throughout my portfolio of HMO student houses. The results were impressive – up to 50 per cent savings on heating bills in some of my properties. This compelled me to develop Time:o:stat so other landlords could benefit from the money savings I’d achieved.”

Time:o:stat offers a simple solution for HMOs, student properties, serviced lettings and holiday rentals. Tenants can easily operate the thermostats in a temperature range set by the landlord. The heating will turn off automatically at the end of a pre-set timed period of two or three hours. Tenants have control but the property won’t be heated when everyone is out – saving money. It also helps to extend the life of ‘combi’ heating boilers.
