Agents expands land and new homes department

THE start of a new year is famous for being a time of reflection and change.

Indeed, since co-founding my company in 1991 I have reflected on vast changes within the residential property market. As we move through the first month of 2018, recent national events such as Brexit, the Chancellor’s Autumn Statement and changes to the planning system have caused me to pause for thought on their cumulative potential impact upon the local residential property market.

Surely, the aim for all New Year resolutions is not to reflect without action, nor change without improvement. Some resolutions may falter, whilst others succeed.

One of my business resolutions for 2016 was to expand the services provided by a traditional estate agent to ensure that Richard James became the local experts in land acquisition and disposal, development consultancy, and new homes sales by establishing a land and new homes department.

In January 2017, I was immensely proud that Richard James was recognised as the leading independent estate agency within the area by being selected to join the renowned national organisation, Land and New Homes Network (LNHN).

The network spans the UK and brings the most professional, forward-thinking and trusted non-competing estate agents together to offer developers, property investors and home buyers an unparalleled service based on their local knowledge, experience and expertise.

Over the past 12 months, the Land and New Homes department at Richard James has enjoyed continued success and growth. I am pleased to say that this resolution has exceeded my expectations and Richard James is now in a very strong position to provide land and development consultancy to clients and a specialised new homes service.

Indeed, we have achieved success in exploiting a little publicised change in the planning system to convert light industrial units (use class B1c) to residential dwellings (use class C3).

Due to the extent of success, I am pleased to announce that the Land and New Homes team at Richard James has been strengthened by welcoming Daniel Morris to head the team and manage the service provided to clients.

Daniel graduated from Birmingham City University with a Masters in Property Development and his experience of town planning, economic development and regeneration over the past 10 years will further expand the service offered by Richard James. Daniel will work with our local offices in Wellingborough, Irthlingborough and Rushden, providing the Land and New Homes service across this area.
