Selling your buy-to-let investment?

WITH property prices steadily rising, particularly over the past two years we are finding that many vendors are pleasantly surprised when finding out the current value of their investment, following an appraisal.

The majority of investors that we liaise with have had a tenanted property for some years however following the crash in 2007 resulting in a general decline in value, in most cases it would have not been viable for investors to sell their properties.

The majority of investors that we liaise with have had a tenanted property for some years however following the crash in 2007 resulting in a general decline in value, in most cases it would have not been viable for investors to sell their properties. The extensive recovery period meant that the lettings market was very buoyant with properties that were not sellable but in the past six months particularly, we have noticed a considerable number of investors looking to now sell their properties.

With the announced changed to the pension reform, we are also experiencing a high number of new investors looking to purchase property, due to the significantly low interest rates their savings would achieve normally. Both the upturn in market and the volume of eager investors looking to purchase, the buy to let market is experiencing phenomenally fast sales being agreed.

Many landlords do not realise that a property can be sold with a tenant in situ and actually how quick and hassle free, the process can be. Due to our experience in buy to let investments and our established lettings business, we have had access to a substantial database of investors who are looking to purchase tenanted properties. This has ensured that when a tenanted property becomes available, together with accurate and detailed marketing our vendors have been pleasantly surprised how quickly a sale can be agreed.

Northampton is a fantastic town to invest in. We have had countless enquiries from investors outside of the county, looking to purchase property in the town. This is due to the excellent transport links, the fact that we are in such a large university town and with all the redevelopment and ongoing rejuvenation, coupled with slightly lower asking prices, purchasing a property in Northampton appears to be very appealing for growing portfolio investors.

If you own a tenanted property and would like a free market appraisal, or would like to discuss any aspect of lettings or sales, then do not hesitate in calling me on 01604 603433.
