Speculative trade counter scheme

WORK will start imminently on a new 10-unit industrial and trade counter scheme on Phoenix Parkway in Corby, which could see the site occupied as early as 2020.

Having secured planning in September this year the developer, CWC Group, is pushing ahead to speculatively deliver the scheme and is imminently commencing construction. Centrix Court, located within the Centrix Industrial and Distribution Park will comprise high-quality units ranging from 2,929 square feet to 8,600 square feet – with larger sizes available through combination.

Local agents Prop-Search and TDB Real Estate are now seeking interest in the new 45,563 square foot development, adjacent to the successful Alpha Court, home to Screwfix, Crown Decorator Centre, Eurocell, Rexel, HSS and RB Tools.

Excellent levels of interest have been received in the scheme and 25 per cent of it is already under offer.

Richard Baker, a Director at Prop-Search, said: “This is notably the town’s first speculative scheme of its kind for several years and is exactly what the market has been calling for. During the last 12 months in particular, existing stock has depleted to a critical level and we are confident that this scheme will appeal to a wide range of occupiers.”

James Richards from CWC Group said: “The development of Centrix Court proceeds our construction within the Park of a new 92,881 square foot state-of-the-art food manufacturing facility for Bakeaway, one of Europe’s leading bakery operators, which got under way earlier this year and will be completed in December 2019.

“Both will undoubtedly bring substantial benefits to Corby and the immediate area, creating potential employment opportunities and encouraging further investment.”

Centrix Court will be constructed in two terraces and will benefit from 6m minimum eaves height, up and over loading doors, three-phase power and gas and large loading/car parking areas. Units are available on a leasehold basis although the developer may consider freehold sales.
