Co-operation between two key parties

GOODRICH are delighted to continue their long-standing relationship with the Co-operative Group with the latest in a long line of successfully completed projects based in Inverness.

The Co-op’s new £6m, 12,000 square foot distribution centre at Inverness Airport Business Park officially launched on 9 August. Housing 50 staff, it will service the Co-op’s large network of stores in the region and will also facilitate the future store expansion across the Highlands and beyond. It’s a modern and future proofed facility which is perfectly placed to support the Co-op’s ever-growing operations in Scotland.

The development comprises the design and construction of a single storey warehouse/production facility with integral offices, external site works comprising associated car parking, service yards, drainage, landscaping and incoming services and builders work in connection with refuelling, vehicle wash and weighbridge facilities. In addition, it’s Co-op’s first CO2 temperature-controlled facility, helping to secure its BREEAM ‘Very Good’ rating.

The new Dalcross facility will continue to be serviced by double decker vehicles as opposed to single decker, resulting in fewer journeys, reducing CO2 emissions and eliminating 1,800 road miles per day, making the Co-op’s logistics operation in Scotland more environmentally friendly.

The speed at which this development progressed was hugely impressive, with the Co-op’s project team only arriving onsite in October. Goodrich’s role as Tenant’s Representative saw involvement in the scheme ranging from co-ordinating preparation of the design brief, including fit-out works, to reporting on components, drawings and specifications prepared by the developer and liaising with the Co-op and their legal advisers on any lease agreements.

Regular site visits were made throughout the duration of the project, at 1,00 miles per round trip, and progress was monitored and reported against the 34-week programme, which completed with a nominal number of defects for rectification by the contractor.

Although this was a relatively small depot for the Co-op it’s a crucial asset to their operations. The scheme was a pleasure to work on and Goodrich are looking forward to the next project with the Co-op as they continue their expansion programme.
