Demand is increasing

DEMAND for warehousing in the 1,000 to 5,000 square foot range has seen several key deals completed across the region in recent weeks.

Such is the scale of clients’ requirements for warehouses of that size, four properties went under offer within a month of coming to market without the need for strong marketing campaigns.

The properties placed under offer were in Pike Road, Corby; Brunel Close, Daventry, Pondwood Close, Northampton and on the Webb Ellis Industrial Estate in Rugby, and were a mix of freehold and leasehold deals.

Over the past year the demand for such properties, particularly in the second tier market, has increased significantly and deals are being agreed quicker than they have been for some time. Optimism seems to be higher and there’s a particular shift towards the freehold market as businesses choose to invest and become owner-occupiers rather than leasing premises.

The economic situation makes buying a more enticing prospect, with interest rates and good deals keeping costs low for those looking to invest in warehouse properties.

This is, of course, also excellent news for those looking to sell properties. The warehouse at Pike Road, Corby which was available on a freehold basis, attracted serious interest from five parties and was under offer after just a two-week marketing campaign.?
