Demand remains high

DEMAND for quality freehold office space in Northampton town centre remains high, as indicated by early interest in properties that have recently been brought to market by Hadland Chartered Surveyors.

On St Giles Terrace, a period town centre property with three floors of office space above a tenanted and popular basement cafe is on the market at £300,000 subject to the existing occupational lease for the basement and vacant possession of the upper floors.

The building, conveniently located between Abington Street and St Giles Street, has potential for redevelopment subject to planning consents.

Away from the town centre, first floor offices/studio premises are available to let on Stour Road, close to Sixfields and with good links to the M1 motorway and the town centre.

Offering seven on-site car parking spaces, the unit is available to let at £835 per month exclusive.

A ground floor office at Malsor House on the Milton Trading Estate in Gayton Road is available to let on a new lease at £6,000 per annum. The rental price includes heating, lighting, service charge and postal collection. The 379 square foot office with an on-site car park, is in close proximity to the A43 and junction 15A of the M1 motorway.

On Wellingborough Road, an income producing investment, currently trading as a peri-peri chicken takeaway with accommodation above, is for sale at an asking price of £275,000.

Benefiting from a position on one of Northampton’s busiest shopping and business areas and close to a number of public houses, 279 Wellingborough Road enjoys a large residential and commercial catchment area.

A light industrial unit on the Lodge Farm Industrial Estate is available to let at £9,500 exclusive. The 1,344 square foot high-quality unit, which includes a mezzanine floor, is suitable for industrial, storage and office uses and benefits from a paved forecourt and loading area.

Among those properties recently let by Hadlands are the ground floor retail premises at 177 Wellingborough Road, a former florists offering 677 square feet of space. The unit was let at £16,500 per annum on a new lease, indicating the significant demand for small retail units in the area, while offices with original period features on Castillian Terrace were let at the asking rent of £25,000 per annum.

The Coliseum Building, a fully let income producing investment on Kingsthorpe Road, was sold for £315,000. The site, with future redevelopment potential, is currently let to three businesses and delivers £27,800 per annum rental income.
