Development reaches practical completion

WORK on Liberty 196, a high-quality warehouse built on the site of the former Howard Smith Paper building in Northampton, has achieved practical completion.

The logistics unit, which has been delivered by developer Liberty Property Trust and its development manager Equation Properties, is now available to potential occupiers looking for best-in-class accommodation on the Brackmills Industrial Estate, one of the most prominent locations for logistics and distribution in the country.

Liberty 196, which is located immediately adjacent to the A45, comprises 196,000 square feet of warehouse space and has 15-metre clear internal height and loading from two elevations via 22 dock level access doors and four ground level doors. There is also approximately 15,500 square feet of ancillary office accommodation and a 4,500 square feet hub office, all of which are fully fitted with raised floors, air conditioning and LED lighting.

Robin Vaughan, of Liberty Property Trust, said: “We’re delighted to announce the completion of this major development, which creates a fantastic gateway to the Brackmills Industrial Estate Business Improvement District. We’ve been fielding enquiries about the site for some time and are confident that any occupier for Liberty 196 will bring new jobs and investment to the area, which is also to be welcomed.”

Brackmills Industrial Estate comprises 730 acres of industrial, warehousing and office space and is home to 150 companies, including DHL, Great Bear, Howdens, Wickes and ASDA. More than 11,000 people are employed on the estate.
