AN  office building in the heart of Northampton has been acquired by clients of Hadland Chartered Surveyors. Chancery House on Sheep Street is a substantial Georgian Grade II listed office building totalling 5,650 sq ft with accommodation over three floors, as well as a sizeable basement area. Peter Castle, Managing Director of Hadlands, said: “This is a wonderful character building that would formerly have been a private residence and which has been used as office accommodation for some years. “We were able to negotiate a very good price with the Receiver on behalf of a local investor. We are now actively seeking tenants for individual offices within the building which is finished to an excellent standard. The size and layout of the accommodation also provides scope for future residential conversion into apartments. It is one of a number of quality town houses in Northampton that have been turned over to offices, but which are suitable for residential development when they come back onto the market.” “Many of them are benefiting from the exemptions to planning consent that were brought in recently to encourage landlords to turn unwanted office accommodation into residential where required, although the exemptions don’t apply to listed buildings.” Other recent transactions by Hadlands have seen the letting of 58 Ivy Road, a self-contained warehouse/workshop, to a shoe importer, and of 19-21 Derngate, formerly Cagneys, to a traditional wood-burning oven pizzeria. The last unit at the Grange Park retail development next to Budgens has been let as a coffee shop. In Daventry a unit within Abbey Retail Park has recently been let to The Kitchen Boutique, leaving two just 2 units still available. The former Dreams bed store, offering 5,800 square feet of space is available at an annual rent of £99,000, while a smaller unit in the front of the development is available at £10,000 per annum.
