THREE industrial units at Northampton's Brackmills industrial estate have undergone a significant refurbishment, demonstrating the landlord's commitment to quality, says national commercial property consultancy Lambert Smith Hampton (LSH).

Pears Property, which owns Brackmills Central, has completed extensive external and internal improvements at Units 1-3, Harrowden Road as part of a programme of refurbishment over the past few months at the estate.

Oliver Thompson of TDB Real Estate, who is jointly marketing the industrial estate with Guy Sinkler at LSH Northampton, said: "Unit 1 is currently under offer, but with demand outstripping supply for units under 10,000 square feet, the remaining two units offer a rare opportunity for companies looking to occupy good-quality product."

Units 1-3 Harrowden Road have had their roofs re-clad, which comes with a 25-year warranty and the gutters relined with a plygene liner, which comes with a 20-year guarantee.

Inside, the offices have been refurbished and fitted with new double-glazed uPVC windows and LED-motion sensor lights. The warehouse has also been fitted with LED strip lights and the yard area has been fenced and gated.

Guy Sinkler said: "We have no doubt that occupiers will react positively to these improvements as the long-term benefits mean exposure to repairs will be minimised. This really sets the buildings apart from the competition."

Brackmills Central, formerly known as the British Steel Pensions Industrial Estate, has seen a number of new occupiers since Pears Property acquired the estate in January 2017.

Most recently, LSH and TDB Real Estate have agreed lease renewals at Unit 24, Gallowhill Road and Unit 29, Lyveden Road, to UK-based manufacturing groups. The agents have also let Unit 26 Lyveden Road and Unit 14 Gallowhill Road on the open market.

Just three units remain available: Unit 25, Lyevden Road, which is refurbished and measures 2,942 square feet, and Units 2-3, Harrowden Road, which are available as two 5,150 square foot units or can be let as a single 10,300 square foot unit.
