NICH commercial property consultancy TDB Real Estate have concluded two significant office lettings on two landmark office buildings in the town totalling approximately 22,000 sq ft, to two established Northampton legal practices. The former Ricoh building situated at Rushmills and totalling approximately 12,000 sq ft was constructed in the late 1980’s has been the subject of a major refurbishment to include the construction of a new glass atrium to the front elevation will provide an impressive new reception area when complete.

The former Ricoh building situated at Rushmills and totalling approximately 12,000 sq ft was constructed in the late 1980’s has been the subject of a major refurbishment to include the construction of a new glass atrium to the front elevation will provide an impressive new reception area when complete. Work commenced after Howes Percival LLP committed to relocate to the building from their existing premises near to the town centre. The freehold interest was acquired at auction some 2 years ago by a client of TDB’s who always had the intention to refurbish and re let the building after the lease to Ricoh expired. That objective was achieved ahead of the targeted timescale. Proving that the office market is showing major signs of improvement TDB Real Estate have also concluded the letting of 1 Waterside, The Lakes, Bedford Road Northampton to Tollers LLP. Acting on behalf of a local Trust, TDB advised throughout on the letting of this highly prominent building previously occupied by the Allied Irish Bank. The building was constructed in 2005 being the catalyst for the most recent phase of development on the highly prestigious Lakes development undertaken by St Clair developments. Tollers are undertaking an extensive fit out of the building with a view to relocation in the next month or so. Chris Drummond, Director at TDB Real Estate said ‘’ These are important lettings for the town and demonstrate that there is a good demand for good quality office buildings offering occupiers the right product in the right location, essentially what they want. Grade A campus out of town offices with their own front door is what occupiers seem to be demanding, and there is becoming a desperate shortage of that product. Whilst new builds are available on land at The Lakes these are available on a build to suit basis’’.
