Occupiers hold the key

IT may be no surprise that following a period of limited activity in the commercial property market since the election, the market has recovered strongly.

Corporate activity and confidence in their business plans has resumed and the need for commercial property advice is strategic to their plans. Companies often seek advice with their accountants or business advisors when looking to acquire other businesses or venture into new markets. However, property advice and understanding is often an after-thought in their plans.

We are currently working with several businesses across the UK in assisting them in their corporate property requirements, whether it be new ventures in new markets or indeed replacing poorer second-hand accommodation with new and more efficient business space.

There is a real need for this advice and it often forms at least three stages, which clients are offered and can acquire in part or as a whole service. The commercial property market is not just about fixed costs but a wider understanding of the market’s characteristics and statutory changes.

Often, we find that occupiers are cautious of the development market and concern of conflict in the objectives of developers and occupiers. The development market and developers provide a key service to the commercial market and whilst it is understood that land availability can be restricted, the significant cost and statutory requirements performed by this sector, provide opportunity to businesses to make decisions which are based on proper due diligence and deliverability.

The objectives of these parties are more than often aligned; however, occupiers do require consultancy services upfront: a process of understanding of the commercial property market and options available to them. This is a structured service and allows both consultant and occupier to work together; explore options not often considered and seek short and long-term cost management.

Large corporate occupiers often contract this service to the larger, international consultants. There is a place in the market for a service which can be provided to occupiers on a regional and local level. This is a tailor-made service and is conducted as a professional service, with discrepancy and consideration to the occupier’s wishes.

Whether you are an office occupier looking to provide an improved working environment or manufacturer looking for warehouse versus production space, there is a service that can be offered.
