Refurbishments drive new occupiers to estate

LAMBERT Smith Hampton (LSH) and TDB Real Estate have announced that a successful marketing drive has seen three new occupiers taking units at one of Northampton’s premier industrial estates in the past two months.

The lettings follow an extensive refurbishment programme at Brackmills Central, which was formerly known as the British Steel Pensions Industrial Estate before being acquired by Pears Property last year and rebranded.

Guy Sinkler, surveyor in LSH’s industrial agency in Northampton, said the lettings equate to a total 35,300 sq ft of space and demonstrate the strong demand for good quality units in the area.

“A number of refurbishments have already been carried out and that is fuelling significant interest in Brackmills Central among potential occupiers,” said Guy. Oliver Thompson of TDB Real Estate added: “The combination of hands-on landlords, proactive asset management and active marketing means that Brackmills Central is quickly becoming a very attractive prospect.”

In the past few months, one of Europe’s leading independent environmental testing companies has completed a deal to let Unit 8, Harrowden Road, a 12,538 sq ft refurbished space, for seven years. A fleet management company has taken the 2,933 sq ft Unit 14, Gallowhill Road, after completing the deal off market.

The biggest tenancy agreed was with a catering equipment company, which has taken the newly refurbished 19,854 sq ft Unit 32 Lyveden Road. Earlier this year a logistics firm took a 12,538 sq ft unit.

LSH and joint agents TDB Real Estate are now seeking occupiers for two further units which have come on to the market.

Units 25 and 26 Lyveden Road, each of which is approximately 2,950 sq ft, are undergoing extensive refurbishment. Suitable for trade counter uses or industrial purposes, the units are prominently located and have their own allocated yards with parking. They are available individually or can be combined.

Units 1 to 3 Harrowden Road are also on the market and offer a total of 15,445 sq ft space when combined. The units, which are due to undergo refurbishment, could also be split into either three 5,150 sq ft units or one unit of about 10,300 sq ft unit and one 5,150 sq ft unit.

Brackmills Central is located off Kilvey Road on Brackmills Industrial Estate and comprises 32 terraced and semi-detached industrial units, ranging from around 3,000 to around 20,000 sq ft. It is adjacent to the A45 and 18 miles south of the M1/M6/A14 interchange, which forms one corner of the Golden Distribution Triangle.
