TWO adjacent town centre shop units have been recently let by Hadland Chartered Surveyors.

The properties, on York Road, within easy walking distance of the town centre, have been let to a fashion outlet and a beauty business.

31 York Road, which offered ground, first and second floor accommodation totalling 763 square feet has been let to a local fashion retailer on a step rent starting at £13,500 for the first year, on a three-year lease, stepped to £14,500 in year two.

Ground floor space and a basement totalling 305 square feet at 32 York Road has been let to a beauty salon at £8,400 for the first year, rising to £10,000 by the third year of the lease.

The successful lettings highlight the significant demand for small retail units in and around the town centre.

In Hardingstone, a village hair salon is available for sale or to let. The modern single storey premises comprise 1,998 square feet of space and are available for sale at £185,000 or to let at £15,000 per annum exclusive. Goodwill and fixtures and fittings are available by separate negotiation for what is a long-established business in a large, thriving village.

Ground floor office space is available at the popular Mobbs Miller House on Ardington Road in Northampton. The 1,715 square foot offices have a dedicated entrance, a self-contained kitchen and wc, and comprise a reception, meeting room and comms room.

On site and nearby street parking are available and the offices are available at £22,500 per annum exclusive plus VAT and service charge.

A modern office suite of 654 square feet is available at Unit 4, Cirrus Park on the Moulton Park Industrial Estate. With two allocated car parking spaces the unit is available at £595 per calendar month, inclusive of water, electricity, broadband and cleaning costs.

Recently decorated and re-carpeted offices on Stour Road in Northampton are available at £750 per month exclusive. The 1,330 square foot space is close to Sixfields and the town centre and benefits from seven on-site car parking spaces.

Finally, Hadlands are marketing two areas of open storage land in South Northamptonshire. The Coach Park on the Towcester bypass offers 0.5 acres of land with potential for development, close to the A43 and a large residential and commercial catchment, and to nearby operators such as McDonald's, Starbucks, Travelodge, Marks and Spencer and BP. The site is available to purchase at an asking price of £500,000, and to let at £40,000 per annum.

A former coach repair yard on Station Road in Helmdon is also available. The open storage land with small vehicle repair and storage units totals 1.7 acres, with scope to increase to around 2.9 acres, and is available to rent in its entirety at an asking rent of £40,000 per annum or in smaller lots by separate negotiation.
