Sale of recently acquired offices

NORTON Property Investments, which last month announced it had acquired six office units – formerly owned by Carillion – at Brooklands Court on Kettering Venture Park, in Kettering, has sold one of the units to a national accountancy firm.

Haines Watts has acquired the freehold of the 1,862 square foot building from NPI (Kettering) Limited, a wholly owned subsidiary of Norton Property Investments Limited. Prop-Search acted on behalf of the vendor.

The new premises is one of 60 Haines Watts offices across the UK, housing over 1,000 staff. The firm is a Top 15 firm of chartered accountants which specialises in advising and supporting business owners, and is relocating from its previous town centre offices in Kettering.

Last month Norton acquired the units at Brooklands Court in a deal, its largest to date, which provides a combined total of 13,686 square feet of high quality offices, producing an initial net yield of 9.95 per cent.

Norton Property’s Managing Director Ben Spickernell said: “We are pleased to have concluded a deal with a major national professional services firm so quickly since our purchase of Brooklands Court. This is proof positive that our decision to invest in this scheme and indeed in Kettering was the right one.

“At present, the office market in the Kettering area is constrained and that is helping drive occupier interest in Brooklands Court.”

Prop-Search is retained by Norton to maximise its new investment through the letting of the vacant units, although will also consider freehold sales. Available office accommodation ranges from 893 square feet up to 5,538 square feet in combination. These offer high specification accommodation with features including comfort cooling and a class leading car parking ratio.

In order to maximise opportunities for smaller occupiers to acquire offices within this prestigious scheme, all-in packages are being made available on some suites.
