Something new on the menu

ALREADY home to many independent restaurants and food outlets, Wellingborough Road is set to extend its offering with the opening of a new Romanian banquet hall.

Hadlands agreed a new lease on the former Toro Dorado Steakhouse at 162-166 Wellingborough Road. An annual rental of £55,000 per annum was agreed, while at the same time a premium of £35,000 was achieved for the landlord for existing fixtures and fittings.

An industrial unit at 9 Mansion Close has been let on a new five-year lease. The 12,918 square foot unit including 2,930 square feet of offices was let at £55,000 per annum.

On the Moulton Park Industrial Estate, 39 Chartergate was let at 15 per cent above the asking rent when a new lease was agreed at £35,000 for a five-year term; a small retail unit at 11 Bradshaw Street, Northampton was let to a beauty business at £12,500 per annum; and a charitable organisation has taken a 538 square foot third floor office suite at £5,000 per annum.

Demonstrating the appeal of property with potential for residential conversion, the sale of 59 Clarke Road in Northampton has been agreed with a local developer. A price of £450,000 was agreed.

Among the properties new to the market is a fully let modern business unit on the Brackmills Industrial Estate. The 1,520 square foot Unit 3 in Pennard Close is let on a five-year lease that commenced in July 2017 with a passing rent of £15,000 per annum.The unit is on the market at £200,000.

Two buildings with redevelopment potential have also recently been brought to the market. The former Drapers furniture store in Montagu Street, Kettering offers 3,804 square feet of retail space but has potential for a number of uses including conversion to residential accommodation, potentially to two houses, a number of flats or an HMO (subject to obtaining the requisite planning consents).
