DAVID Walker Commercial may be the newest property agent in Corby, but David himself is synonymous with all types of commercial agency and valuation in the town, having been a founding director of Yates Walker back in 1992.

He broke away at the end of 2014 to form a specialist commercial agency and valuation practice acting on property throughout North Northamptonshire, but particularly in and around Corby. Commenting on recent events he said: “The Corby market has improved significantly during the last 12 months, with steadily growing demand, and a shortage of decent quality industrial and office buildings in particular.”

He reports that one of the new factory units that have just been completed on the £1m Crawley House redevelopment is under offer, with the remaining 5,860 sq ft available at just £28,000pa for a new building completed to an excellent specification including heating, lighting, office and powered loading door.

On behalf of Cedar House Investments David also completed the sale of the last office on the Headway Business Park, to a local investor, who is looking to let the never occupied air conditioned office as either an entire building or in 2 separate suites from only £9,000 pa, or about £10 per sq ft. A highly competitive rent for what is probably the best self-contained office suite in Corby, where neighbours include Moore Stephens and Lamb and Homes.

Elsewhere at Corbygate, there has been some consistent take up of the studio and office space, with David reporting several lettings at Adelaide, Canberra, Darwin and Melbourne House. This has included transactions with options for the Tenant to purchase, with sales progressing whilst the tenant is in occupation. Other two-storey business units are still available with rents starting at just £4,600 pa, and sales from £60,000.

Again he reports that better specification offices are realising higher rents, with another air-conditioned Corbygate office having recently been let at a record rent for the estate.

Demand also remains high for freeholds. This has been the case on smaller industrial buildings where demand has outstripped supply for some time, but the market also now has a growing appetite for larger units.

David Walker Commercial have been involved in a number of sales already, including 12,000 sq ft on Earlstrees, which was a building in need of comprehensive refurbishment. Purchased by a local contractor, work is under way, with an agreed letting on completion.
