Fine detail delivers vision

BUDWORTH Hardcastle Chartered Surveyors with a network of office across the locality have achieved a notable success with two developments in Desborough.

The Agency department within their Kettering office have acted for county-based developer Hampton Brook on their Magnetic Park employment land on the north side of Desborough. The agents have negotiated terms with two local occupiers for the provision of brand new facilities being acquired on a freehold basis.

Dunkelman are taking a 40,700 sq ft building and the fulfilment and print printing specialist Partridges, based in Wellingborough, have decided to relocate to the town. The schemes allow for future building expansion.

Both companies decided to instruct the Building Consultancy Team at Budworth Hardcastle to agree a costed specification with the developers.

Nick Galloway, a Director of Budworth Hardcastle based in the firm’s Northampton office, is monitoring the projects on behalf of the two occupiers.

“Procuring buildings is a relatively complex process,” said Nick. “My role is to understand the precise requirements of my client as the occupier and work with the developer’s construction team to draw up and agree plans and specification for the shell building, the level of general fit-out and ultimately the Category B Fit-Out – that is the bespoke fine detail that delivers the occupier’s vision.

“All of this needs to be costed by the developer’s side, we need to interrogate those costings during negotiations; ensure that the detail is included in the legal contract and then monitor progress in the build through to completion.”

Construction is under way on these two new units and the occupiers are expecting to be fully operational within the first quarter of 2018.
