Attracting a lot of interest

COUNTY-based developers Hampton Brook are taking advantage of the improving industrial/warehousing market by bringing forward serviced employment land at the Magnetic Park Development located on the northern edge of Desborough.

The developer has already attracted Great Bear Distribution, who chose to locate to the site because of its easy access to the A14. In addition, local companies OK Engineering and Jacaranda Carpets are well established on the site.

COUNTY-based developers Hampton Brook are taking advantage of the improving industrial/warehousing market by bringing forward serviced employment land at the Magnetic Park Development located on the northern edge of Desborough.

The developer has already attracted Great Bear Distribution, who chose to locate to the site because of its easy access to the A14. In addition, local companies OK Engineering and Jacaranda Carpets are well established on the site. Hampton Brook see the A14 as a very strategic corridor across north Northamptonshire.

Further to the east in Thrapston they are on site building a speculative 95,000 sq ft warehouse facility.

Agent for Magnetic Park, Philip Arnold, Director of county based surveyors Budworth Hardcastle is handling the marketing of Magnetic Park jointly with Lambert Smith Hampton.

“Getting on for 600,000 sq. ft. of space has already been developed on the Park,” said Philip. “We still have 8.7 acres of service land which would suit companies looking for space from 5,000 up to 65,000 sq. ft.”

The employment site is only two and a half miles from Junction 4 of the A14 and has a number of factors in its favour as far as attracting inward investment is concerned.

“Hampton Brook is shortly going to commence some aggressive marketing of the site,” added Philip. “The cost of delivering buildings here is likely to show a significant discount to other similar sites located slap on the A14. We are receiving enquiries from companies across the north of the county and companies currently located in south Leicestershire who, because of the scarcity of available service sites are having to look further afield.”

In addition to the employment site the development has a large site on the front, which previously was the subject of a planning application for a Sainsbury’s supermarket. That planning application was turned down by the planning authority who at the time made the judgement that a supermarket would be better suited to the Borough Council’s Lawrence site located closer to the town centre. With the Lawrence site now likely to be sold for residential development the opportunity for some retail development on the frontage of Magnetic Park may return. On the retail aspect Philip Arnold said: “There is no doubt that Desborough deserves a modern supermarket the problem is that although the planning view may now have changed the demand from retail operators for large footprint stores has receded. We continue to have a dialogue with retailers but it is clear they have little appetite for expansion at the moment.”
