Keeping an eye on progress

GOODRICH Consulting are excited to be involved in a prestigious local development, acting as project managers, employer’s agent and quantity surveyors on behalf of Liberty Property Trust/Equation Properties.

Planning was granted in September 2017 for the project comprising the demolition of the existing Sovereign House warehouse located at Rhosili Road, Brackmills Industrial Estate, Northampton, with extensive excavation works and the design and construction of a 196,000 square foot single storey warehouse with offices, external works including parking and circulation areas, footpaths, drainage and external lighting. Works commenced on site on 6 March 2018.

VolkerFitzpatrick are appointed as main contractor on this £8.7m project which has a contract duration of some 46 weeks on site and a planned completion date of February 2019. The construction programme was sequenced to manage an extended period required to remove the ground floor slab of the previous warehouse that stood on the site.

VolkerFitzpatrick have installed a Site Eye camera link so the rapid progress of the build can be seen at any time and these photos show the original Howard Smith Paper Group building half way through the demolition operation and the status of the extensive building works at the beginning of December.

The works started off with a complex demolition operation as the cladding was supported by the racking system which had been extended several times over a period of years. VolkerFitzpatrick managed the operation successfully with an expert demolition contractor. The new-build fulfilment hub will be completed before Spring 2019.

The design team was made up of UMC Architects, Fairhurst Structural Engineers and Building Services Engineers MBA Consulting, all of whom worked closely with Liberty Property Trust/Equation Properties and were able to achieve a building area of 196,000 square feet with generous yard areas on this nine-acre plot, giving us a site density of almost 50 per cent.

This project represents one of many successful projects managed by Goodrich in the industrial sector where the firm continues to lead the market. The ongoing ethos is to retain its position as one of the top industrial consultancies, whilst expanding its multi-room and education sector portfolio.

In addition to the Northampton office Goodrich Consulting now have an office at Birmingham Business Park. This location brings the firm closer to some major clients and offers a larger recruitment pool to sustain continued growth and ensure clients are well served.
