Cold store warmly welcomed

GOODRICH is delighted to have been appointed as project managers and quantity surveyors on a new 60,000 square foot cold store food storage facility for Bidcorp in Worthing.

The current scheme comprises of a 12,500 square foot cold store, 10,000 square foot chill store and marshalling area, and a 27,000 square foot ambient area. The scheme also includes a 9,000 square foot two-storey integral office and 1,500 square foot pod office. Externally, there are parking spaces for 42 HGVs with vehicle charging points, a vehicle wash and a fuel island.

The building is a box-in-a-box design which allows the external fabric to be built to broader, institutional standards. The inner box is formed within the building fabric with maintenance voids between the external wall and internal box.

The fit-out has extensive design features to achieve the separate chilled zones. The cold store is kept at -25C, and the chill areas around 3C. Specialised insulated panelling is being used to form the temperature controlled areas, and rapid rise doors allow for travel between the chambers without significant changes in temperatures. To protect the concrete slab in the freezer, a glycol heater mat will be built into the upper slab and a sub-slab with additional insulation will be provided.

The existing steelworks at Chartwell Road has been demolished to make way for the new facility, which will increase the capacity of the local foodservice offering in the South of England.

All was not straightforward during the demolition phase, with 50 seagull nests being found on the roof of the building during nesting season; English law prevents wild bird nests from being disrupted until the chicks inside have fledged, which in this case delayed the demolition programme by 12 weeks. Asbestos was also found within the substructure and had to be removed before works could recommence.

Demolition is complete, and works on the new facility will commence in spring 2017 with a completion date in late winter 2018.
