Flurry of activity

SHEEP Street in Northampton has seen a flurry of activity recently, with space being let to three companies expanding and developing within the town centre.

Two firms have taken space in Chancery House, a listed building that has been comprehensively refurbished recently and which also benefits from parking spaces and a lift to the upper floors.

Key Training, already tenants in the building, have expanded further into 1,645 square feet of space on a three year lease, while Family Law have taken 1,900 square feet of space on the ground and first floor levels on a five-year lease. This leaves one further floor of offices available on the second floor.

Close by, at 56 Sheep Street, a recruitment agency has completed a deal to lease a suite of offices on the first floor on a new three-year lease.

Also in the town centre, Barbarella Hair have agreed a surrender of their lease on 79 St Giles Street, moving into a prime corner site that was formerly Chanse Leather Goods and most recently a coffee shop. Hadlands have simultaneously agreed a new lease on 79 St Giles Street, which has been taken up by Mark Elliott Funeral Services on a new 10-year lease.

Acting on behalf of Trillium Properties, we have let a suite of offices in Gladstone Road to a care-at-home provider, IT company Slam Jam has taken a short-term lease on The Courtyard at the Thorpewood Management Centre in Courteenhall. The site offers self-contained, modern, high-quality secure accommodation and achieved close to the asking rent.

Among those properties currently available is a traditional Italian restaurant on Wellingborough Road. The converted chapel provides character dining and includes a fully fitted kitchen area including an imported Italian pizza oven. The 961 square foot property is on the market as a going concern and offers are invited for the goodwill of the business and the fixtures and fittings based on an existing lease at £12,000 per annum exclusive.

Also on Wellingborough Road is a lock-up retail unit that has recently been redecorated and which offers an open-plan sales area of 524 square feet as part of the total 561 square feet. The property is available on a new lease at a net commencing rent of £11,000 per annum exclusive.
