Fulfilling a need for extra space

THE continued growth of e-commerce and online shopping has led to creative use of storage and warehousing space, as shown by two recent transactions in Northampton by Hadland Chartered Surveyors. James and James Fulfilment, which was founded in Cambridge to provide proven solutions in third party logistics, has taken an additional 121,000 square feet of space on the Brackmills Industrial Estate as its business continues to grow. The company will fulfil online orders from The Power House, a warehousing and distribution unit on Buryport Road after agreeing terms on a five-year lease.

THE continued growth of e-commerce and online shopping has led to creative use of storage and warehousing space, as shown by two recent transactions in Northampton by Hadland Chartered Surveyors. James and James Fulfilment, which was founded in Cambridge to provide proven solutions in third party logistics, has taken an additional 121,000 square feet of space on the Brackmills Industrial Estate as its business continues to grow. The company will fulfil online orders from The Power House, a warehousing and distribution unit on Buryport Road after agreeing terms on a five-year lease. The asking rent was £425,000 per annum. Peter Castle, Managing Director of Hadlands, said: “The flexible space fitted James and James Fulfilment’s requirements to create a part-racked unit with space for the picking and packing side of the operation. There is, in addition, 10,000 square feet of high-quality office space that will house the Northampton sales and administration team with potential for further expansion. “The Power House is on Brackmills, at the heart of one of the biggest logistics centres in the UK, making good use of its central position and excellent road links to provide an ideal distribution base.” James and James Fulfilment is set up to handle a wide range of products, including specific markets such as nutraceuticals, supplements, cosmetics and skincare, consumer electronics and media. Prior to the arrival of James and James Fulfilment, part of the building had been let on a temporary basis, for the second year running, to Arena Flowers. The eight-week arrangement allows Arena Flowers the extra space it needs during the peak trading period that begins in the run-up to Valentine’s Day and goes through to Mother’s Day. Peter Castle added: “Despite improved market conditions it’s still as important as ever for landlords to consider all options in order to maximize rental returns.
