THE latest phase of Upton is called Upton Place. This exciting £60M development has been designed on the principle of creating an urban village thus rejuvenating the sense of ‘community’ by delivering quality design, sustainability and economic improvements. The commercial element extends to over 20,000 sq ft and is being marketed by local property agents Punch. Spokesperson Helen Cottrell said: “This will transform Weedon Road into a new urban boulevard into Northampton from the west thus creating a modern, high-quality gateway into the town. The frontage at ground level, is made up of a mix of residential units, a day care nursery, convenience store and a series of retail units ready Easter 2017 and which we are marketing.” The scheme is being undertaken by Keepmoat in partnership with HCA Guinness South. It comprises 320 mixed tenure residential units together with around a dozen retail units, a day care nursery, 77 unit extra care facility on a total site area of 14.8 acres. The mix of uses is enhanced with a robust high-quality public realm which incorporates a strong structure of trees and integrated public artwork. Upton itself is regarded as an exemplar of urban development and has won numerous awards and the latest phase Upton Place continues this. In 2001, the project partners: Northampton Borough Council, and the Homes and Communities Agency (HCA) as landowner together with the Princes Foundation, embarked on the Upton project to create an extension to the town that would promote best practice in sustainable urban growth. The aim was to involve major house builders in the delivery of new homes under the guidance of a design code, thus breaking the typical housing estate mould. By implementing this design code in conjunction with the Urban Design Compendium, Keepmoat developed the proposal for a high quality Urban Boulevard along the key area of the Upton site, creating the main focus for Upton and future communities within adjacent developments.
