New schemes to deliver additional units

WITH the imminent completion of 270,000 square feet of speculative HQ industrial warehouse development on Cransley Park in Kettering, the site – once home to heavy industry – is set to see further regeneration, with a proposed new business scheme and office innovation park.

The new schemes, on the remaining three parcels of land at the entrance to the Park – fronting directly onto the A43 at Junction 8 of the A14 – are to be developed by Tansor Ziran. The plans also include for a drive-thru restaurant and other similar uses.

Cransley Court will comprise a range of small to medium sized business units, of between 2,500 square feet and 16,250 square feet, that will be built to comprise 6m eaves heights, up and over loading doors and good yard access.

Richard Baker, a Director of joint agent Prop-Search said: “There is pent-up demand for small units in the marketplace as existing stock has depleted to a critical level. This scheme will undoubtedly go some way to alleviate the shortage and appeal to a wide range of occupiers and business uses.”

The offices within the Cransley Office and Innovation Park will also offer occupiers the opportunity to design prestigious HQ office buildings up to 30,000 square feet. The Grade A accommodation, which is available from just 5,000 square feet, will comprise air-conditioning, fully accessible raised floor and suspended ceilings with LED lighting. Excellent levels of car parking will also be provided.

Early expressions of interest are already being progressed, with freehold and leasehold design and build options still available. Further information can be obtained from the joint agents Prop-Search on 01604 492000 or Berrys on 01536 517777.
