GORELL Barnes have been advising on the refurbishment of number 11 and number 11A Market Street, Kettering which is the prominent building at the entrance to the new Yards shopping experience.

This retail and leisure centre behind 11 and 11A Market Street is proving to be very successful allowing budding entrepreneurs and retailers the opportunity to have very flexible shopping accommodation to try their crafts and arts products together with a second-hand book shop and ladies wear etc.  There is also a uniquely designed bar and bistro; both accommodated in  the old ambulance centre and on the original hospital site for the town (there are attractive open wells which provided the fresh spring  water for the hospital originally).

The front Market Street building has been divided and separated and made self-contained and had a full refurbishment including replacing suspended ceilings and taking the Victorian building back to its previous splendour with high ceilings, new lighting and wiring, new service facilities like a kitchen and division of the first floor into individual office suites to provide fully serviced accommodation.

Testament to the success of creating new office space in the town centre from redundant old space is that three of the five suites of offices were pre-let before refurbishment was complete.

The exterior of the property has also been substantially improved to take off the many years of traffic exhaust discolouring and highlight again the attractive Victorian architecture.

The new business facility is known as the Yards Business Centre and is accessible from the Yards retail complex giving 24/7 access 365 days a year.  There is access to Market Street for loading and unloading but the main car parks are nearby in London Road through the attractive heritage centre of the town and also from Horse Market and Dalkeith Place.

Two suites remain available with one now under offer comprising of 100 square feet and 192 square feet at all-inclusive rents including having the latest broadband and telephone system installed.

Anybody interested in the accommodation should enquire to John Barnes on 01536330100 or
